With the rapid rise in electric car sales, the demand for charging stations for the home is also increasing. However, the "normal" household socket is highly unsuitable for this. This is because a high voltage current flows over a long period of time when charging. This can cause a standard cable to overheat. Conclusion: You need an infrastructure that is designed for continuous charging.

Installing a wallbox - i.e. a wall charging station for your home - is straightforward if you own a detached house. For tenants and condominium owners, however, there are a number of legal and technical issues. For example: Who pays for the installation? What do I need to ask the landlord or the other owners? What do I need to consider regarding the flow of electricity? And not unimportantly: Which wallbox is best suited?

You own a house

If you own a house, you do not need permission to install a wall charging station at home. Contact an electrician. Discuss your request with him. Choose a wallbox - that's it. The electrician will take care of the technical coordination and installation. If required, Primeo Energie will install a meter that shows the electricity consumption of the charging station separately on the electricity bill.

Before you can use your electric car charging station, an electrician must install it professionally. Look out for "incl. installation" offers in the Primeo Energie store. With these attractive packages, a specialist will set up the wallbox at your home.

You are a tenant in an apartment building or block of flats

First of all, you need the landlord's or landlady's consent. It may make sense to consult with other tenants beforehand so that you can approach the landlord together. Put the details in writing. For example, that you will pay the electricity costs yourself and that the other tenants will not "cross-subsidize" the charging costs for your electric car

Primeo Energie customers have the option of renting charging stations. With this model, you only have to finance the basic installation. Instead of buying the wallbox, you rent it at a lower price. What's more, "we take care of the installation, maintenance and ultimately also the removal of the wallbox," says Daniel Laager, Head of E-mobility at Primeo Energie.

In general, whether you pay for the charging station yourself or the landlord contributes is a matter for negotiation. Talk to the landlord from the outset about what will happen to the wallbox if you move away. Do you have to remove it? Will the landlord take it over? "The most important thing is that you clarify these questions with the management and record the answers in writing," says Thomas Ammann from the Swiss Homeowners' Association.

Then it makes sense to plan ahead: Are other tenants considering buying an electric vehicle in the next few years? Or does the management want to keep the option open to install additional charging stations in the future? This is very likely to be the case. "We generally recommend that tenants and condominium owners install intelligent charging stations that communicate with each other from the outset," says Thomas Ammann. Because as soon as two or more charging stations are installed in a parking garage, load management becomes necessary.

If you have been given the green light: Get a quote and have the electrician install the wallbox(es). You can ask tenants who will benefit from the solution in the future to make a financial contribution to the load management system. With the right forethought, a gradual expansion is possible at any time. The electricity for the charging station is billed via the general electricity meter.

You are a condominium owner

As a condominium owner, you need the consent of the owners' meeting. Find out from the outset whether other owners are also interested and bring your concerns to the meeting. Record agreements in writing.

The following applies not only to tenants, but also to condominium owners: With a smart wallbox, you can create clear conditions. If other owners install a charging station, your wallbox can be easily integrated into the load management system. Billing is fully automated via the smart system and is integrated into the electricity bill. After obtaining the permit, commission an electrician to set up the wallboxes and, if required, the load management system.
